The City and County of San Francisco and San Francisco Unified School District are now offering an innovative program to assist teachers, administrators and other eligible credentialed school personnel who work in "low performing" San Francisco Unified Schools to purchase their first home.  The Extra Credit Home Purchase Program (ECHPP) provides mortgage credit certificates (TMCC) to eligible applicants up to 20 percent of his or her annual mortgage interest payment as a dollar-for-dollar tax credit against his or her federal income tax.  The MCC will be used to assist the qualifying homebuyer in obtaining an effective reduction in monthly mortgage payments.  By adjusting the homebuyer's allowance on his or her W-4 to reduce the amount of tax withheld by the employer, the purchaser will have more monthly take-home income available to cover mortgage payments.

Eligible staff members who qualify for the ECHPP will also automatically qualify for a deferred loan of $7,500 to use toward their down payment.  This $7,500 loan will be forgiven after the staff member completes the 3 years commitment of working in a low performing school.

Applicants Requirement

All household members and co-borrowers must be first time homebuyers.  They cannot have owned property as their principal residence for a minimum of 3 years

A qualifying household must include a full time staff member in one of the designated low performing schools in the San Francisco Unified School District (SFUSD Public Schools).

The gross household income of eligible applicants cannot exceed the following income limits by household size.
